Guelph Market Update - September 2026

Guelph Real Estate Market Update: September 2026

September was a steady month for Guelph real estate. The same number of homes sold as in August and in September 2025, but a wave of new listings gave buyers more to choose from and more room to negotiate. Here is the month at a glance, and what it could mean for you.

Guelph market snapshot for September 2026

The quick take

  • 136 homes sold, unchanged from August and from September 2025. Year to date, sales are down 9.0% (1,178 homes).
  • 365 new listings, up 23.3% from August but 13.1% lower than last September.
  • Median sold price: $745,000, up 2.9% from August and down 2.0% from a year ago. The average price was $792,770 (up 1.4% year over year).
  • Median days on market: 23, down from 32 in August.

Prices: detached up, everything else down

Detached homes were the standout, with an average price of $939,318, up 8.6% from last September. Other home types averaged less than a year ago: townhomes (condo and row townhouses combined) about $625,383, semi-detached $657,417 and condo apartments $517,664.

Semi-detached had only 6 sales, so its percentage changes can swing a lot. The home types above do not add up to 136 because a few sales fall into other categories.

Sales and new listings

Sales held at 136 while new listings jumped to 365. In September, about 37% as many homes sold as were newly listed, down from 46% in August (but better than 32% a year ago). In plain terms, supply grew faster than demand this month.

Homes sold vs new listings

How quickly homes sold

Condo apartments took the longest, averaging 66 days on market compared with 31 a year ago. Detached homes averaged 33 days (median of 20), so well-priced detached homes are still moving quickly.

Who has the upper hand?

86.0% of homes sold below their asking price, up from 81.6% in August and 77.9% a year ago. The average home sold for 97.4% of its list price. Meanwhile, 151 listings were terminated in September, more than the 136 that sold.

What this means for you

If you are buying

You have more choice and more room to negotiate than you did a year ago, especially on condos and townhomes. Do not assume every home is a bargain though: detached homes still sold in a median of 20 days, and about 1 in 10 sold over asking. Get your pre-approval in place, know your must-haves, and let's look at recent sales in the neighbourhoods you like.

If you are selling

Pricing is everything right now. Well-priced homes are still selling, but the high number of terminated listings suggests some sellers are not finding the right buyer at their asking price. The best guide is what similar homes sold for in the last 30 to 60 days, not what they sold for last year.

If you are a first-time buyer or renter thinking about buying

Average prices for condo apartments (about $518,000) and townhomes (about $625,000) are down 5% to 7% from a year ago, and condo apartments are sitting longer. That can mean better negotiating power on price and terms. If you are renting, compare the total monthly cost of owning (mortgage, property taxes, condo fees, utilities and maintenance) against your rent, and speak with a mortgage professional about what you could qualify for.
